This is a rough “all–in” figure for buying, selling, renovation and moving costs. You’ll still need to add your mortgage deposit and ongoing monthly costs such as council tax, energy, insurance and broadband.

This page is designed to help buyers see the full picture, from LBTT and solicitors’ fees through to estate agents, Home Report costs, removals and likely renovation spend. It’s a guide, not a quote.
They’re based on typical mid–range costs for a 2–3 bed property in Scotland, scaled slightly up or down for the number of bedrooms. For example, a new kitchen might be £8,000–£12,000, so we use a mid–point. Always get at least two or three quotes from contractors.
The main total is about one-off costs. The optional council tax field shows an estimated monthly ongoing cost, but it is not added to the one-off moving total. To explore monthly mortgage payments and total interest, use the Mortgage Repayment Calculator.
Additional Dwelling Supplement (ADS) may apply on top of LBTT for second homes and buy-to-lets. This tool includes a simple ADS estimate when you choose “Second home / additional property”, but your solicitor or the Revenue Scotland website will give the exact figure for your situation.
