Buying & selling costs

Buying & Selling Cost Calculator (Scotland)

Enter your figures and tick the work needed. We’ll estimate your buying costs, selling costs, renovation allowance and total “from start to finish” budget for moving home in Scotland.

Planning technology

Estimate your moving budget before you commit.

Use the calculator to model LBTT, solicitor costs, estate agent fees, Home Report costs, moving costs and renovation allowances in one place.

1. Your move details

Use the price you’re offering or the Home Report valuation as a starting point.

Affects LBTT and any Additional Dwelling Supplement (ADS). For more detail, see our LBTT calculator.

Typical range £1,000–£1,500 plus VAT and outlays.

Searches, registration dues, bank transfer fees, mortgage arrangement fee (if any).

Optional ongoing cost. Enter the annual bill from your local council if known.

Tick if you’re selling your current home as part of the move.

Tick anything the property needs based on the Home Report, viewing notes or your renovation plans. These are mid–range ballpark figures for a typical 2–3 bed Scottish home and are only for budgeting and comparison.

If you already have a Home Report for the property, upload it below and we’ll try to suggest which repair categories to tick. If the automatic reader is unavailable, the calculator now falls back to a browser-based keyword check so this section still works.

We’ll email you a copy of the cost summary. We only share your details with the types of professionals you select below.

Compare other moving costs

Many buyers and sellers compare Home Report costs and wider moving costs before instructing other professionals. Tick any introductions you would welcome, or leave blank for the cost estimate only.

Privacy note: We use your details to send your cost summary. We only share your details with the types of professionals you select, and you can ask us to stop at any time.

What’s included — and what isn’t

This page is designed to help buyers see the full picture, from LBTT and solicitors’ fees through to estate agents, Home Report costs, removals and likely renovation spend. It’s a guide, not a quote.

How realistic are the renovation figures?

They’re based on typical mid–range costs for a 2–3 bed property in Scotland, scaled slightly up or down for the number of bedrooms. For example, a new kitchen might be £8,000–£12,000, so we use a mid–point. Always get at least two or three quotes from contractors.

Does this include mortgage repayments and council tax?

The main total is about one-off costs. The optional council tax field shows an estimated monthly ongoing cost, but it is not added to the one-off moving total. To explore monthly mortgage payments and total interest, use the Mortgage Repayment Calculator.

What if I’m buying a second home or buy-to-let?

Additional Dwelling Supplement (ADS) may apply on top of LBTT for second homes and buy-to-lets. This tool includes a simple ADS estimate when you choose “Second home / additional property”, but your solicitor or the Revenue Scotland website will give the exact figure for your situation.

Where can I see detailed advice on repairs?

Your Home Report will highlight issues and urgency. For general preparation tips before a surveyor visit, see the Home Report checklist, and always discuss any major defects with your surveyor and solicitor.

Ready to get your Home Report?

If you’re planning to sell, you’ll usually need a Home Report before marketing. Tell us about your property and we’ll pass your details to surveyors who cover your area so they can contact you with quotations.
