    Why are these numbers different from my EPC document?

    Your actual EPC uses detailed information about your specific home, construction and heating system. This page uses typical values to give a general guide to savings and payback.

    Will doing these improvements improve my EPC band?

    Often yes — especially insulation, heating controls and modern boilers — but only an updated EPC or Home Report can confirm your new rating.

    Do I have to do every recommendation to sell my home?

    No. In Scotland you must have a valid Home Report, but you don’t have to complete every energy recommendation before you market your property.

    Can I tell the surveyor I’ve already made some improvements?

    Yes. Let them know what you’ve done — visible, confirmed improvements can usually be taken into account when they prepare the EPC or Home Report.
